Two Storey Design
Concept Design | $2,500 + GST
A smarter way to create a home that fits your life, your site and your budget.
More living space without a larger footprint. Our two-storey homes combine intelligent space planning with flexible layouts, making them ideal for smaller sections, growing families and anyone looking to maximise their land without compromising on comfort.
These homes are examples of what's possible with the RotoSpace Flexible Home Design System, not fixed designs you have to choose from.
Every home starts with your needs, your site and your budget. Using our flexible modules, we can adapt layouts, explore different configurations and personalise the architectural style to create a home that works for you.
The efficiency of a proven design system, with the flexibility of a home designed around your life.
An example of the system in practice
4 bedroom family home
This 126m² home shows how careful planning can provide comfortable family living within a relatively compact footprint.
The home includes:
open-plan kitchen, dining and living
entry nook
laundry
ample storage
family bathroom on both levels
master bedroom on lower floor (could suit elderly relative)
three additional bedrooms
Lower Floor Area: 74m²
Upper Floor Area: 52m²
Total Floor Area: 126m²
The layout prioritises the spaces used every day while keeping circulation and wasted floor area to a minimum.
One layout. Different architectural possibilities
A good floor plan doesn't dictate one particular style of house.
The RotoSpace system allows the underlying layout to be developed with different roof forms, cladding choices and architectural treatments.
This means the efficiency of the layout can remain while the exterior responds to your preferences, site and budget.
An example of the system in practice
2 bedroom family home
This compact two-bedroom home demonstrates how intelligent design can create comfortable, practical living within just 77m². With living spaces downstairs and bedrooms upstairs, it makes efficient use of a small footprint without sacrificing everyday comfort.
The home includes:
open-plan kitchen, dining and living
entry nook
laundry cupboard
family bathroom
master bedroom
one additional bedroom
Lower Floor Area: 37.2m²
Upper Floor Area: 40.2m²
Total Floor Area: 77.4m²
The layout prioritises the spaces used every day while keeping circulation and wasted floor area to a minimum.
One layout. Different architectural possibilities
Even a compact home can have a completely different architectural character.
These two examples use the same efficient floor plan, but reversing the roof pitch and changing the cladding creates two distinctly different homes.
It's a simple demonstration of how the RotoSpace Flexible Home Design System allows you to personalise the appearance of your home without starting the design process from scratch.
