Before designing the dwelling, we look at the site and the bigger picture — where a minor dwelling could sit, access, orientation, relationship to the existing home and any obvious constraints that may affect the project.

Thinking about the new 70m² minor dwelling rules?

From 15 January 2026, some new standalone, single-storey dwellings up to 70m² can be built without a building consent where the Government's exemption requirements are met.

Not every site or design will qualify, and Building Code, professional, PIM and other requirements still apply.

That’s why we start by understanding the site and the project before assuming a particular approval pathway.
